Our Auction Seller's Guide explains how we take you through the entire process, from your initial valuation to completion

Selling a property can feel complicated. Valuations, viewings, paperwork, solicitors and finding the right buyer all take time and careful planning. At AffordaBid, we believe there's a more straightforward way.

Our traditional online property auctions offer a transparent, competitive alternative to conventional estate agency, allowing interested buyers to bid against one another, with a successful sale becoming legally binding.

Furthermore auctions aren't just for properties needing refurbishment. Family homes, rental investments, inherited properties and land can all be suitable.

Whether you're a homeowner, landlord or selling an inherited property, here's how we guide you through the process, from valuation to completion.

Property Auctions: Is Auction Right for Your Property?

Our online auctions can work particularly well for properties requiring refurbishment, rental investments, probate sales and those with development potential.

However, everyday family homes can also attract competitive interest, particularly when they're mortgageable and well marketed.

We believe the important thing is choosing the right method of sale for your property and circumstances. Auction isn't necessarily the best option for everyone, and we'll always be open about that.

Step 1: Arrange a Property Valuation

We'll visit your property and assess its location, condition, comparable sales and likely buyer demand.

We'll also discuss your expectations, timescales, our proposed marketing strategy and fees.

Once you're happy to proceed, we'll provide a seller agreement outlining the terms of our instruction, fees, marketing arrangements and respective obligations.

We also keep buyer fees sensible because excessive charges can discourage participation and reduce competition.

Step 3: Prepare Your Property for Marketing

You don't necessarily need to spend thousands renovating before selling at auction. Some buyers actively seek properties they can improve themselves. However, presentation still matters.

We recommend clearing unnecessary belongings, tidying outside areas and ensuring the property is accessible for photographs and viewings.

Our aim isn't to hide imperfections, but to help buyers recognise your property's potential.

Step 4: Prepare the Legal Pack

Unlike a conventional sale, where much of the legal work happens after an offer is accepted, auction buyers need to review the legal documentation before bidding.

One of the most important points in our Auction Seller's Guide is getting the legal preparation right before your property goes to market

Your solicitor will prepare a Legal Pack, which may include:

  • Title documents and ownership information

  • Property searches

  • Special Conditions of Sale

  • Leasehold information, where applicable

  • Tenancy agreements and other relevant documents

The contents depend on the property and its circumstances.

We'll encourage you to appoint your solicitor early. Searches, leasehold information or complications with the title can take time to resolve, and we'll need the Legal Pack ready before we begin marketing.

Step 5: Launch Your Property to Market

Once everything is ready, we'll prepare your property's marketing materials and launch the campaign.

This can include property portals, our website, social media, email marketing and direct communication with registered buyers.

Our objective is simple: attract suitable buyers, generate genuine interest and encourage competitive bidding.

Viewings and Enquiries

We'll coordinate viewings and respond to enquiries from prospective buyers, working with you to arrange access where necessary.

Accurate descriptions, good photographs and prompt responses help buyers assess your property and make informed decisions.

Step 6: Can You Accept an Offer Before Auction?

Yes. Pre-auction offers are possible.

If we receive an offer before the scheduled auction, we'll discuss it with you and explain your options. You may decide to accept, negotiate or continue towards the auction in the hope that competitive bidding produces a better result.

If you decide to accept, we'll coordinate the next steps with the relevant parties so the appropriate contractual arrangements can be put in place.

Step 7: Auction Day – Let the Bidding Begin

With our traditional online auctions, registered buyers place bids electronically in accordance with the auction rules.

We'll monitor the bidding as the auction progresses, with competition potentially pushing the selling price above the guide price. Naturally, we can't guarantee a particular result.

What Happens When the Reserve Is Met?

When the auction concludes with a successful bid meeting the reserve, the sale becomes legally binding under the auction conditions.

The buyer is committed to purchasing, and you're committed to selling.

Neither party can simply change their mind without potentially serious financial and legal consequences.

This is why we'll work with you to establish a reserve price you're genuinely comfortable accepting.

Step 8: What Happens After the Property Auction?

The successful buyer will normally be required to pay the contractual deposit and any applicable fees promptly.

We'll liaise with the relevant parties while your solicitor progresses the transaction towards completion within the contractual timescale.

Step 9: Completion – The Sale Is Finalised

On completion, the remaining purchase monies are transferred in accordance with the contract.

Your solicitor handles the necessary arrangements, including redeeming any mortgage, settling relevant costs and transferring the net proceeds to you. Ownership passes to the buyer, the keys are released and your sale is complete.

What If Your Property Doesn't Sell at Auction?

Not every property reaches its reserve. If yours doesn't, we'll discuss any interest received and explore whether there are buyers willing to negotiate afterwards.

Alternatively, we can review the pricing strategy, consider another auction or discuss whether a different method of sale might be more appropriate.

Our priority is finding the right solution for your property, not simply recommending another auction.

The AffordaBid View: Competition Creates Opportunity

There's a misconception that selling at auction means accepting a low price for a quick sale. We see things differently.

Our approach is to market properties effectively, attract suitable buyers and create competition, giving sellers the opportunity to achieve a strong result.

But it's not just about the final selling price. Transparent fees, effective marketing, accessible legal information and buyer confidence all contribute to a successful auction experience.

At AffordaBid, we believe property auctions should be fair, straightforward and accessible to everyone.

Because when buyers feel confident participating, sellers have a better opportunity to benefit from genuine competition.
